Why should I use a Realtor?

Whether you are buying or selling, there are many reasons you should use a Realtor for all of your real estate needs. A Realtor will handle all of the paperwork and negotiations for you to ensure a seamless transaction from beginning to end. Your Realtor will also be helpful in determining the value and pricing of the home you are buying or selling, as they are up to date on current market trends. Realtors also have access to MLS and many other resources to find you a property to buy or market the property you are selling.     

I am a first-time homebuyer. Where do I start?

Buying your first home - How exciting! You can start by making a list of wants and needs for the home you are searching for. But before you get ahead of yourself, what is your credit score? Start gathering important paperwork that you will need to get pre-approved to see how much you can afford to spend. Some of the things you will need for your lender include pay stubs, W-2’s, bank statements, tax returns, etc. just to name a few.  

How do I choose the right lender?

There are different types of lenders. You could go to a bank, or you could use a mortgage broker who is able to search multiple entities for to fit your needs for a mortgage. It is helpful to ask your Realtor for recommendations, along with researching different lender options and asking for referrals from trusted friends or family. 

Do I need Homeowner’s Insurance?

Yes, you will need a valid homeowner’s insurance policy before you close on your home. You won’t be able to obtain a mortgage without it. 

What is Buyer Agency?

Buyer Agency is a contract between the buyer of a property and a real estate agent/broker in which the parties agree to have the agent represent the buyer in the purchase of a property. The agreement will be for a period of time, include a price range and compensation to the agent/broker.

What are the benefits of Buyer Agency?

What is a Home Inspection?

A home inspection is an objective visual examination of the physical structure and systems of a house, from the roof to the foundation, done by a licensed professional home inspector.  

Do I need a Home Inspection?

Buying a home could be the largest single investment you’ll ever make. You will want to learn as much as you can about this house before you buy it. A home inspection may identify the need for major repairs, as well as maintenance to keep it in good shape. You will receive a report summarizing the home inspector’s findings which will allow you to make decisions with confidence. As your Realtor, I can provide you with a list of licensed home inspectors to help you narrow down your options when searching for a home inspector.

Should I purchase a Home Warranty?

A home warranty is designed to cover what home insurance policies generally won’t cover. Be sure to read the fine print so you are aware of what each protection plan covers to be assured the home warranty you choose best fits your needs.

What is my home worth?

Determining the market value of your home is very important to position your home competitively on the active market. As your Realtor, I will take into consideration many factors including square footage, number of bedrooms and bathrooms, lot size, architecture, age, condition, improvements and updates just to name a few. 

How do you determine a sales price for my home?

As your Realtor, I will prepare a Competitive Market Analysis (CMA) for you, which is a report compiling information on similar comparable properties currently on the market and recently sold in your neighborhood to effectively price your home among the competition on the active market.
